Position – Construction Manager

Job Description

Job Duties:

  • Responsible for overseeing day-to-day construction activities and successfully executing single or multiple projects simultaneously.
  • Provide direction and participate in project planning, scheduling, estimating, cost development, and establishing critical project objectives.
  • Develop processes and manage downstream contract administration, including requests for information (RFI’s), submittals, change management, contract closeout, documentation, and claims mitigation.
  • Able to interpret blueprints, specifications, inspection reports, etc.
  • Negotiate prime contracts, CM contracts, subcontracts, and change orders.
  • Develop change order logs and manage the change order process.
  • Oversee the development of the project plan for site layout, mobilization, demobilization, and support implementation.
  • Supervises and monitors total construction effort through administrative direction of on-site field supervision to ensure the project is executed in accordance with design, quality, budget, and schedule. Identifies, monitors, and investigates potentially tricky situations and immediately implements corrective measures as necessary.
  • Able to communicate frequently with subcontractors and vendors in a professional manner.
  • Able to assist with the Estimating, de-scoping, and buyout of projects.
  • Able to meet sensitive timelines.
  • Able to travel up to 50% and monitor progress on job sites in the Western New York area.
  • Direct the project turnover documentation, warranty administration, project closeout, and record keeping/retention processes and procedures.

Required: Degree and Employment Experience:

  • Bachelor’s Degree in Construction Management or related field with minimum 48 months employment experience in commercial construction engineering, including Special Skills, Other Special Skills or Requirements,  listed below:

  • Bachelor’s Degree in Civil Engineering or related field with minimum 5 years relevant experience in the commercial construction industry, including Special Skills, Other Special Skills or Requirements, listed below:

Special Skills, Other Special Skills or Requirements:

  • In-depth knowledge of construction processes for projects under the State University Construction Fund (SUCF) and Dormitory Authority of the State of New York (DASNY) in NY State.
  • Experience in K-12 and Higher education construction projects.
  • Ability to develop and manage relationships with clients and design teams on assigned projects.
  • Proficiency in creating a work breakdown structure (WBS) for effective project management.
  • Capability to perform tasks related to cost/schedule for both design and construction phases, including providing schedule status and updates.
  • Experience in initiating and managing the bidding phase of public projects.
  • Ability to forecast, manage, and report project costs.
  • Comprehensive understanding of project controls, including forecasting, variance analysis, change management, and estimate reviews.
  • Experience with design-build and design-bid-build delivery methods.
  • Proficiency in understanding and creating a Critical Path Method (CPM) project schedule.
  • Ability to manage, update, and report the earned value of the project.
  • Excellent computer skills with a strong knowledge of Office suite programs, including Microsoft Project.
  • Knowledge and some experience with Procore, foundation, primavera p6, Master Library, and Newforma.
  • Experience with document control, scheduling, cost control, and project management software is preferred.
  • Excellent written and verbal communication skills.
  • Strong organizational skills.
  • Strong analytical and problem-solving skills with attention to detail.
  • Ability to handle large volumes of work and multitask in a fast-paced environment.
  • Basic understanding of Generally Accepted Accounting Principles (GAAP) is required.
  • Ability to apply effective management techniques to maximize performance.

Travel: up to 50% in the Western New York area.

Salary: $146,494 / year plus employee benefit plan
